Sizes behind the numbers
Slab at the front wall top, 7 ft above the main road. Floors stay at today's levels.
Footings 5 × 5 ft, 1 ft average thickness, on a 4 in sole; pits 4.5 ft deep.
Pillars 12 × 12 in. Ground-storey pillars total 294 ft because the back rows are up to 22.5 ft long.
Beams 9 × 18 in, 250 ft on each floor. Slabs 5 in thick.
Concrete 1 : 1.5 : 3 for the frame, 1 : 4 : 8 for the sole, 1 : 3 : 6 for the floor. Rock powder is used as sand throughout.
Steel works out to about 5.8 tonnes, or 2.9 kg per sq ft of slab.
Labour norms: 200 kg of steel tied per mason-and-helper day; 100 sq ft of plaster per mason-and-helper day.
What can move the total most
The engineer's design. Pillar, beam and footing sizes here are typical, not designed. Steel and concrete can shift 15 to 20% either way.
Plaster area. The ground floor has about 7,450 sq ft to plaster because the back rooms are up to 19.5 ft tall. Filling those floors up to road level cuts this sharply.
Tall staging. The slab over the three back sections needs props 15 to 19.5 ft high.
Hard rock or water in the pits would raise the digging cost.
Shuttering, shutter and paint rates are assumed and together make up a large share.
